Energy Performance Certificates

The relatively new EPC legislation is based around the marketing or sale of your property. But, even if you have an exisiting tenant with no plans to vacate the property, you are not legally obliged to provide an Energy Performance Certificate. However, since the Energy Performance Certificate is valid for 10yrs it makes sense to fully certificate your entire property portfolio in one project, thereby reducing the potential time lapse between a tenant leaving and re-letting the property. Plus the discounted rate for a volume of properties will far outweigh the advantage of deferring each individual property’s assessment
